Construction Update

Demolition and Recycling

Most of the demolition and site clearance works occurred early on.  A number of items within the old building and wharf have been salvaged and will be re-used within the new development.  For example, many of the original piles were constructed using a high-quality, hardwood timber, which, in most cases, is still in excellent condition.  We saw and took the opportunity to re-use this timber to construct much of the new fishing jetty, which is now almost complete at the north-end of the wharf.  We think it will be the greenest fishing jetty in the country.

Piling

The piling works have been the main construction activity over the past six months.  We are pleased to report that in excess of 100 new concrete piles have been successfully bored or driven.  A total of 200 new concrete piles will underpin the wharf and building structure.  The work will be complete by the end of the year.  It’s hard to appreciate the size and magnitude of each pile and the piles in total without actually seeing them on site.  Many are 35 metres in depth – this is the height of a 12-level building. 

In addition to the new piles, many of the existing timber piles located around the outer perimeter of the wharf have been re-strengthened.   Some of these piles will be wrapped in a fibre reinforced polymer (FRP) wrap, which is an efficient and durable way of adding strength to an existing structure without having to remove it.

Construction – No 1 Clyde Quay Wharf

The first part of the new building to be constructed above the wharf is at the north-end of the wharf (No. 1 Clyde Quay Wharf), and this is already underway.  If you are passing by you will see that a large amount of steel has already been erected – this structure will continue to grow over the next two months.  Work on the concrete floors and exterior cladding of this part of the building will also be underway over the coming weeks.

Construction – Sub-Wharf Car Park

The next major stage of works to start is the sub-wharf car park.  This work will start next week and is expected to take 11-12 months to complete.  Again, you will get the opportunity to take a look at this work in progress later in the year.  There has been an incredible amount of research and expert review and input put into this part of the project to ensure it is absolutely fit for purpose.  As each stage of the sub-wharf car park is completed, the structure above (starting from No. 2 Clyde Quay Wharf) will grow and the building will really take shape in the early part of 2013.

Programme

The construction programme is on track with a staged completion still targeted for April to June 2014 and, while it will always be subject to the unknown, we are confident it will remain on schedule.

The final apartments will be launched for sale in 2013, as the actual units are completed.
